The primary responsibilities of the role are:

この職務の主な責任は以下の通りです。

Reporting

• Lead the management reporting function across our full client portfolio of hotels, working with locally and remotely based analysts.
• Liaison and coordination with the Hotel Asset Management team
• Lead the compiling of reports/templates and benchmark analysis of weekly, monthly and quarterly operating performance, including P&Ls, cashflow statements, modelling, strategic asset plans, budgets, and as requested by leadership.
• Maximize JLL’s BI Tool to produce regular reporting.
• Work closely with the Hotels Asset Management Team to support any additional reporting for Owner(s) or as required by the wider JLL HHG Team.

Database / Research

• Review, benchmark and analyse hotel-and portfolio-level financial data and keep informed of the dynamics of each market area to develop a strong understanding of the hotels and their respective markets.
• Update and maintain databases of assets that are managed by the Japan Market HHG Asset Management team.
• Assist in market research, data collection and analysis of performance.
• Monitoring of news sources to find and save articles on travel trends
• Research local government websites to obtain updates on projects, events, travel, subsidy, employment status.
• Travel to the properties across Japan as needed to inspect the facilities, meet with the management team(s) and tour the market areas and competitive set of hotels.

• 必要に応じて日本国内の物件を訪問し、施設を視察し、経営チームと面談し、市場エリアと競合ホテルを視察します。

Key Internal Relationship(s)

• Reports to the Assigned Manager on daily issues/queries, identified risks or concerns or if requiring assistance.
• Acts as the Key Liaison with VAST to establish and track work progress
• Share knowledge and contribute to continual improvement of the Asset Management team.
• Meet with owners and hotel executive teams to review monthly and quarterly operating performance, annual business plans/budgets, including capital budgets and longer-term strategic plans to provide cost reduction and revenue enhancement guidance.

• Demonstrated knowledge of office work-flow processes.
• Knowledge of professional standards and expectations in an office environment.
• Practical knowledge of hotel operating environments and service standards.
• Knowledge of Real Estate Asset Management.
• Prior experience in meeting individual and team KPIs.

Qualifications & Skills

• Tertiary qualifications in Real Estate, Hotel Management, Finance or property related discipline.
• Advanced skills in MS Excel (Requirement):
• Data analysis and manipulation
• Ability to manage complex formulas and functions (XLOOKUP, INDIRECT/INDEX/MATCH, SUMIFS) for Financial modeling
• Data visualization and chart creation
• Ability to create financial templates; Understanding and able to utilize pivot table
• Understanding of power query and familiar with data conversion process through power query or other methods
• Experience in using BI to create report templates
• Financial/Real Estate Experience in DCF (Discounted Cash Flow) modeling; Rent roll analysis; NOI (Net Operating Income) calculations; Investment return calculations (IRR, NPV, Cap Rate); Cash flow projections; Lease analysis and abstraction; Scenario and sensitivity analysis
• Fluent in Japanese and (at least) conversational English.
• 3+ years’ working experience in hospitality operations or asset management.
• Strong academic credentials with a coursework emphasis on finance, real estate, or related subjects (or demonstrated work experience)
• Ability to multitask, prioritize and work in a fast-paced environment under tight deadlines
• Self-motivated individual who can work independently
• Excellent numerical and research skills
• Strategic thinker with strong critical thinking skills
• Detail-oriented, with excellent written and oral communication skills with the ability to work with others to achieve a common goal.
• Good analytical and financial analysis skills, as well as comprehensive knowledge of hotel operations.
• Team player, organized, and strong communication skills.
• Comfortable working independently and as part of a diverse team
• Must be willing to travel as required by the business
