담당업무는:
프로젝트 수주후 프로젝트별 및 고객 중심으로 목표, 일정, 예산 구축.
할당된 모든 프로젝트 및 프로그램 수행
고객의 요구를 충족하는 프로젝트 목표와 성공 기준을 설정하고 유지.
고객과의 원만한 관계를 구축하는 동시에, 프로젝트 범위 및 프로젝트에 영향을 미치는 외부 영향을 고려하여, 프로젝트 결과물이 표준 및 기타 관련 기준에 맞도록 관리.
고객을 대신하여 필요한 모든 실사를 조정/관리하고 모든 적절한 문서를 유지 및 전달.
주요 과거 및 현재 시장에 대한 데이터와 명확하게 설정된 가정들을 기반으로 한 상세한 예산구축.
프로젝트 기간 동안 고객과의 주요 연락 담당
컨셉 설계, 기획 설계, 계획 설계, 상세 설계, 시공 설계 및 설계승인을 포함한 설계 구현 프로세스를 통해 고객과 팀을 가이드.
마스터 프로젝트 일정을 구축하고 유지.
전체 프로젝트를 위한 공급 업체 및 계약 업체 서비스에 필요한 다양한 RFP 준비.
내부 직원 및 주요 이해 관계자와의 프로젝트 킥오프 회의를 주도하여 모든 관련자가 책임을 전달 및 이해하도록 관리.
프로젝트의 여러 성과를 일정이나 주공정과 비교, 모니터하면서 관리.
공급 업체 및 프로젝트 팀 구성원을 감독하여 계약 및 고객 기대치를 준수하는지 확인
잠재적인 책임 및 리스크 영역을 식별하고 해결.
성공적인 프로젝트 구현을 위해 예상되는 회사 및 고객 절차, 방법론 및 관행에 대한 기술과 이해를 위한 교육 및 개발 참여
할당된 프로젝트에 필요한 모든 PDS 프로그램의 사용법 숙지 및 활용.
윤리 및 비즈니스 관행을 포함한 모든 JLL 정책 및 절차를 준수.
경제적이고, 효율적인 방식으로 고객 및 프로젝트 요구 사항을 충족
중소규모 프로젝트의 전체 책임 및 대규모 프로젝트에서 핵심 업무 담당
프로젝트 리스크 관리 및 이슈 해결 주도

지원 자격은:
5-7 년 이상의 관련 설계 및 건설 프로젝트 관리 경험 소유자
예산 구축 및 모니터 가능한 분
비즈니스 이전을 위한 기술 요구 사항 이해하는 분
건축 도면 및 가구 및 공간 계획 개념에 대한 지식 소유자
필요에 따라 근무 시간 및 이동에 대한 유연성 소유자
건설 관리 또는 부동산 경험 선호
분석적이고, 체계적인 분 선호

Who we are:
JLL is a professional services and investment management firm specializing in real estate. As a Fortune 500 company, we help real estate owners, occupiers and investors achieve their business ambitions.
We are currently seeking a Project Manager with diversified experience in commercial real estate to join our Project and Development Services team. Subject matter expertise in any of the following practices: corporate office interiors, ground-up development, hospitality, or industrial is preferred.
What this job involves:
Upon award of a project, develop project specific and client driven goals, schedules, budgets.
Support project executives on all assigned projects and programs.
Establish and maintain project goals and success criteria that meets the client needs.
Build rapport with client representatives and ensure scope of project and outside business forces affecting the project is fully understood and that specific deliverables are fully understood with performance standards and other relevant criteria.
Coordinate any necessary due diligence efforts on behalf of the client, maintaining and delivering all appropriate documentation.
Develop a detailed budget based on historical/market data and clearly defined set of budget assumptions.
Act as the primary contact with the client throughout the duration of the project.
Guide the client and team through the design implementation process including conceptual, schematic, design development and construction documentation and signoff.
Develop and maintain the Master Project Schedule.
Prepare various RFP’s needed for vendor and contractor services for the complete project.
Facilitate a project kick-off meeting with internal staff and key stakeholders to ensure responsibilities are communicated and understood by all concerned.
Actively track each aspect of project performance against schedules and critical path.
Oversee vendor and project team members work to ensure compliance with contract and client expectations.
Identify and address areas of concern regarding potential liabilities and risk.
Participate in training and developing JLL team members in the skills and understanding of firm and client procedures, methodology and practices expected for a successful project implementation.
Demonstrate proficiency in the use and application of all PDS technology as required for assigned projects.
Comply with all JLL policies and procedures, including but not limited to ethics and business practice.
Demonstrate a proactive focus on meeting client and project requirements in a timely and cost-effective manner.
Lead / full accountability for medium scale project and play a critical role in large-scale projects.
Drive project risk management and issue resolution
Manage contractor performance and quality control
Oversee project profitability and approve change orders

5-7 years of relevant design and construction project management experience is required.
Ability to prepare and track budgets
Understanding of technical requirements for a business relocation
Familiarity with architectural drawings and furniture and space planning concepts a plus
Flexibility with work hours and travel as needed
Experience in construction management or real estate preferred
Highly organized with strong analytical skills
Strong interpersonal skills with an ability to interact with executive level external and internal clients
Organizational skills with the ability to identify and manage priorities
Excellent written and verbal communication skills
Detail oriented
Ability to multi-task and work both in a team and independently
Proficiency with Microsoft Office Suite
